Move-In Steps: What to Expect Before You Get the Keys

A smooth move-in starts with preparation. This guide outlines general move-in steps that apply to most rentals, followed by specific requirements for tenants leasing through First Door Property Management so you know exactly what happens before move-in day.

Before moving into a rental home, there are a few standard steps that typically apply regardless of location or property manager.

Once approved, tenants are usually required to sign a lease agreement and submit initial payments before keys are released. These payments often include the security deposit and first month’s rent. Lease documents outline rent terms, maintenance responsibilities, utility requirements, and important policies that govern the tenancy, so reviewing them carefully before signing is essential.

In some cities or municipalities, a rental property must pass an occupancy inspection or receive an occupancy permit before a tenant can legally move in. These inspections are conducted by the city and help confirm that the home meets basic safety and habitability standards. When required, move-in cannot occur until the permit is issued.

Prior to move-in day, tenants are also responsible for setting up utilities as outlined in the lease and ensuring required services are active. Completing these steps early helps prevent delays and ensures a smooth transition into the home.


First Door Property Management Move-In Steps

For tenants moving into a home managed by First Door Property Management, the following steps apply.

After your application is approved, you will receive lease documents electronically for review and signature. All required lease documents must be fully signed before move-in can be scheduled.

Initial payments, including the security deposit and first month’s rent, must be received in cleared funds prior to key release. Payment instructions and due dates will be provided during the approval process.

Depending on the property location, an occupancy permit or city inspection may be required before move-in. When applicable, this inspection is scheduled with the local municipality, and move-in cannot occur until the permit is issued. We coordinate this process, but timelines may vary by city.

Before move-in, tenants must transfer required utilities into their name as outlined in the lease. Proof of utility transfer may be required prior to key delivery.

Once all steps are completed — lease signed, payments received, occupancy approval obtained (if required), and utilities confirmed — move-in will be scheduled and keys will be released. At that time, tenants will receive instructions for accessing the home and submitting any initial maintenance concerns.
