Your monthly owner statement is more than a summary of deposits — it’s a window into how your property performed over the last 30 days. Once you know what to look for, it becomes a useful tool for staying on top of your investment without needing to dig through emails or call your property manager. The statement is organized into a few key sections. At the top, you’ll see income — typically rent collected for the month. Below that, you’ll find expense lines broken down by category: management fees, maintenance, vendor invoices, and any other charges. The bottom line shows your net owner draw — the amount deposited into your account after all deductions. A few things worth getting comfortable with: maintenance line items include a brief description of the work performed, and any larger expenses should come with backup documentation available through the portal. If you see an expense you don’t recognize, that’s always worth a quick note to your property manager — not because it’s likely wrong, but because understanding every line keeps you informed and builds trust in the numbers. Your statement also carries forward any balance from the previous month. If funds were held in reserve for a pending repair, you’ll see that reflected as well. Reading it month to month — rather than just checking the deposit — gives you a clearer picture of your property’s actual performance over time.
