Local management

Managing St. Louis County rentals like our own

St. Louis County is a patchwork of dozens of municipalities plus large unincorporated areas, and each one can set its own rules for rental properties. Knowing which rules apply to a given address is half the job of managing a county rental well.

From our office just south of the county line in Arnold, First Door serves owners throughout South County and nearby communities. We handle pricing, marketing, self-showings, screening, leasing, rent collection, and maintenance, and we report every dollar back to you.

County communities we serve

For owners

What St. Louis County owners should know

Basements and drainage

Many county homes have full basements. We check sump pumps, gutters, and grading at inspections, since water is one of the costliest problems to catch late.

Strong demand for single-family homes

Residents look to South County for yards, garages, and established school districts. We market those features and price against comparable homes nearby.

Ranch and split-level upkeep

Much of South County's rental stock is mid-century ranches and split-levels. We watch roofs, HVAC age, and basements at every inspection so you can plan capital work.

Inspections & permits

Rental rules in St. Louis County

St. Louis County has dozens of municipalities, and each sets its own rental rules. The same house can need a permit on one side of a street and not the other, so we check every address.

We handle the applications, meet the inspector, and line up any corrections, so permits never hold up a move-in. Local rules change, so we confirm the current requirements for every address we take on.

  1. 1

    Municipal re-occupancy permits

Many cities require a permit and inspection before a new resident moves in. Crestwood, for example, won't allow a rental to be re-occupied by a new tenant until the City issues a re-occupancy permit.

  2. 2

    Unincorporated St. Louis County

The County's 2015 rental licensing ordinance was struck down in court in 2017, so unincorporated addresses follow different rules than nearby cities. We confirm what applies before listing.

  3. 3

    Inspection readiness

Re-occupancy inspections typically check smoke detectors, handrails, electrical and plumbing basics, and exterior upkeep. We walk the home with that checklist during turnover.

FAQ

St. Louis County property management questions

Do you handle occupancy permits in St. Louis County?

Yes. Rules differ from one municipality to the next. We confirm whether your city requires a re-occupancy permit or inspection, schedule it before move-in, and coordinate any required repairs with you.

What types of county properties do you manage?

Mostly single-family homes, duplexes, and small multifamily buildings. If you own something different, reach out and we'll talk through it.

How quickly can you lease a vacant home?

We start marketing as soon as the home is rent-ready and offer self-showings so prospects can tour on their schedule, which keeps vacancy time short.
