Moving out of a rental home typically involves more than just packing boxes. Preparing early helps avoid unnecessary charges and delays.
Most leases require advance written notice before the end of the lease term. This allows the property manager to plan for inspections, maintenance, and future leasing. Tenants are generally responsible for returning the home in clean condition, removing all personal belongings, and addressing any damage beyond normal wear and tear.
Cleaning is one of the most common reasons for deposit deductions. Kitchens and bathrooms should be thoroughly cleaned, floors swept or mopped, and appliances left in usable condition. Any holes from nails or wall mounts should be repaired, and all trash should be removed.
Utilities should be properly disconnected or transferred as of the move-out date. Leaving utilities active beyond your lease term can result in unexpected charges.
After move-out, most properties conduct an inspection to document the condition of the home. Security deposits are typically returned within a set timeframe after the lease ends, minus any documented deductions, along with an itemized statement.

First Door Property Management Move-Out Details
For tenants renting through First Door Property Management, the following guidelines apply.
Written notice of intent to vacate must be provided at least two full rental periods before lease end, or one full month for month-to-month leases.
All keys, garage remotes, and access devices must be returned by 5:00 PM on the final day of the lease to our office at 630 Jeffco Blvd, Arnold, MO 63010.
Homes must be left clean and empty. This includes fully cleaning all appliances, cabinets, bathrooms, floors, and living areas. Patios, balconies, storage areas, and closets must also be cleared and cleaned. Any remaining belongings may result in removal or disposal charges.
Damage beyond normal wear and tear may result in deductions. Common chargeable items include holes in walls, damaged flooring or fixtures, and excessive cleaning needs. Standard cleaning charges may apply for items such as stove cleaning, and bathroom cleaning. Additional cleaning may be billed hourly if required.
Utilities must be disconnected or transferred as of the lease end date, and all balances must be paid in full.
Move-out inspections are scheduled after keys are returned and are conducted Monday through Friday between 9:00 AM and 4:00 PM. Tenants are not required to be present.
Security deposits are processed within 30 days of lease termination. Tenants will receive an itemized statement of any deductions, along with the remaining balance. Refunds are issued digitally via email and can be printed or deposited through ACH.
